01The project

Permanently affordable, locally owned.

Chamisa Verde is led by Pangea. Pangea Biotecture designs the homes and Pangea Design Build builds them: design and construction are two separate contracts, with one firm.

  • Seven single-family homes, deed-restricted
  • Four three-bedroom homes of 1,000 sq ft and three two-bedroom homes of 900 sq ft
  • Walls in 3D-printed concrete on some homes and ICF on the others, chosen per building
  • Built by local crews, with local materials where they can be had

The homes are for households at or below 120% of area median income. That is a long way below what the open market asks: a household needs roughly 260% of area median income to afford the average single-family home in Taos (Economic & Planning Systems, presented to Taos Town Council, October 2025). The 260% figure describes the market these homes sit in, not the households they serve.

03Deed restriction

Affordable past the first sale.

The deed restriction is what keeps each home affordable for the household after this one. Pangea Academy is its Administrator, under an MOU with the Town of Taos, independent of the build.

  1. 01Capped resale formula

Resale follows a formula, not the open market.

  2. 02Buyer qualification

Buyers are qualified before purchase, not after.

  3. 03Enforcement timelines

The restriction sets out how and when it is enforced.

  4. 04No second homes or short-term rentals

    Each home is someone’s home.
